Don’t Wait Until It’s Too Late
Paint does more than make your home look good — it protects your home. When paint fails, moisture gets in, wood rots, and small problems become expensive repairs. Here are the top signs it’s time to repaint.
1. Peeling, Cracking, or Flaking Paint
The most obvious sign. Once paint starts peeling, moisture is already getting behind it. The longer you wait, the more prep work (and cost) will be needed to fix it. This is especially common on south-facing walls in Michigan homes.
2. Fading and Discoloration
Sun exposure breaks down paint pigments over time. If your home looks noticeably lighter or uneven compared to when it was painted, the UV protection is gone and the paint is no longer doing its job.
3. Chalking
Run your hand along your siding. If you get a chalky white residue on your fingers, the paint binder has broken down. This is a clear sign the paint has reached the end of its useful life.
4. Visible Mold or Mildew
Dark spots or green growth on your siding means moisture is winning. While you can clean mold off, if it keeps coming back, the paint’s moisture barrier has failed and needs replacement.
5. Your Paint Is 7+ Years Old
Even without visible problems, exterior paint in Michigan typically lasts 5-10 years depending on exposure and paint quality. Interior paint lasts longer (7-10 years) but high-traffic areas like hallways and kitchens wear faster.
The Cost of Waiting
A paint job that costs $4,000 today could cost $6,000+ next year if wood damage from failed paint requires replacement. Repainting on time is always cheaper than repairing neglect.
