How Long Does Exterior Paint Really Last in Michigan? An Honest Answer

May 27, 2026 • admin • Painting Tips

The Honest Answer the Paint Cans Won’t Give You

Walk down any paint aisle and you’ll see “lasts up to 25 years” or “lifetime warranty” plastered on premium exterior paint cans. Those numbers are accurate — under perfect lab conditions. They aren’t accurate for a home in Detroit, Livonia, or Southfield facing 100°F summer days and -10°F February nights. After 25+ years of repainting Metro Detroit homes, here’s what we actually see.

What You Should Realistically Expect

For a properly prepped, properly applied exterior paint job in Metro Detroit:

  • Premium acrylic on quality wood/fiber cement: 8–12 years
  • Standard acrylic on average wood/fiber cement: 5–8 years
  • Paint over poorly prepped surfaces: 2–4 years
  • Trim, doors, and high-detail elements: 4–7 years (they always fail first)
  • Stain on natural wood (cedar, redwood): 3–5 years

The biggest variable isn’t the paint — it’s the prep work that came before it.

The 5 Things That Cut Michigan Paint Life Short

1. Sun Exposure (UV Damage)

South and west-facing walls fade and chalk faster than north-facing walls — sometimes by years. We’ve seen south walls in Canton needing repaint at year 6 while the north side still looks great at year 10.

2. Freeze-Thaw Cycles

Michigan winters are brutal on paint. Water gets behind paint film through small cracks, freezes, expands, and pops the paint off. This is why winterizing prep work — caulking, sealing, addressing wood rot — extends paint life dramatically.

3. Moisture and Drainage Issues

Bad gutters, poor grading, sprinklers hitting the siding, or trees holding moisture against the wall all destroy paint from underneath. We’ve stripped 3-year-old paint that failed entirely because the homeowner’s downspout was dumping water against the wall.

4. Skipping the Primer

Skipping primer to save money is the #1 reason exterior paint fails early. Properly primed surfaces hold paint significantly longer. Bare wood, raw stucco, and chalking surfaces all need primer — no exceptions.

5. Cheap Paint or Cheap Labor

A $25 gallon of paint applied by an underqualified crew might last 3 years. The same $25 gallon applied by a meticulous crew might last 5. A $70 premium gallon applied by the same meticulous crew lasts 10+. Paint quality matters, but application matters more.

What Actually Extends Paint Life

  • Pressure washing and full surface cleaning before primer goes on
  • Scraping all loose paint back to a sound edge — not just spot-repairing visible flakes
  • Spot-priming bare wood with a quality bonding primer like Zinsser Bulls Eye 1-2-3
  • Caulking every gap at trim, windows, fascia, and seams with high-quality polyurethane or siliconized acrylic
  • Two full coats of premium exterior acrylic — never one
  • Annual maintenance — touch-up small areas before they become big areas

How to Tell When It’s Time to Repaint vs. Touch Up

Touch-up territory (paint life still good):

  • One or two specific failure spots (around a window, at a downspout)
  • Minor chalking on south wall only
  • Small cracks in caulking
  • Less than 5–10% of the surface affected

Time to repaint:

  • Multiple walls showing failure
  • Color noticeably faded compared to protected areas (under eaves, behind shutters)
  • Heavy chalking — wipe your hand and get a coat of paint dust
  • Peeling that returns within a season after touch-up
  • Wood damage starting to show through paint

The “Paint Sooner, Spend Less” Math

Repainting a house in Troy when paint is failing but wood is still sound: $4,000–$7,000.

Repainting the same house two years later, after paint failure caused wood rot at trim and fascia: $7,500–$12,000.

Waiting almost always costs more. The honest move is annual inspection and timely repaint — not stretching one paint job to its absolute breaking point.
